Our opportunity

We have an exciting opportunity for a Maintenance Manager tojoin our Sydney Team.

Responsible for carrying out, co-ordinating and supervising all facilities and maintenance activities at the property. Ultimately, this position is accountable for both internal and external customer satisfaction by providing a high level of customer service, communication and ensuring the asset and facilities are in good working order through preventative maintenance and prompt repairs.

Your responsibilities are but not limited to:

  • Ensure prompt response and communication to all maintenance requests from internal and external customers.
  • Oversee all apartment turn activities in line with system processes and make-ready procedures.
  • Attend (where practical) all Customer Maintenance inspections and record all defects including agreed actions.
  • Attend to initial minor defects and carry out the necessary repairs as required.
  • Attend to typical handyman tasks like carpentry & cabinetry repairs, minor tiling repairs and replacements, landscaping tasks, whitegoods fault inspections and repairs and various other tasks as the role and asset requires.
  • Ensure all areas of the property are presentable including where repairs are carried out, the area is tidied up and/ or made good at the completion of works.
  • Respond to after-hours calls, where occasionally emergency support may be required.
  • Regularly monitor the Building Management Control system.
  • Attend and contribute in meetings to ensure the LIV | Mirvac team and core contract staff are fully appraised of all activities and issues.
  • Proactively engage with residents and colleagues to maximise opportunities where the property can be improved.
  • Develop and maintain the property asset register, preventative maintenance plan, as well as contribute to the property business plan and budgeting process.
  • Where authorised, approve supplier invoices within the required delegations of authority framework.
  • Ensure all works are delivered in a safe, efficient and sustainable manner and prevent all unsafe work practices.
  • Carry out daily checks of all base building plant operations to ensure the systems are running efficiently and generally in accordance with the intent of the asset’ O&M manuals. 
  • Conduct and make record of walk-through inspections of the property at regular intervals to ensure that all services are being delivered in accordance with the managed contract and notify the relevant contractor in writing of any defects or omissions within the scope of the managed contract.
  • Ensure property risks (and opportunities) are identified/ regularly reviewed and strategies are in place and promptly implemented to eliminate, mitigate or minimise their impact.
  • Adhere to all company procedures including but not limited to adherence to the Mirvac HSE system of accountabilities as an employee.
  • Ensure all property inspections / audits are conducted in line with Mirvac requirements FCR 01, FCR 36 & FCR 37.
  • Supervision of residents within the property ensuring adherence to health and safety, as well as resident rules.
  • Identify and support the continuous improvement of processes and procedures.
  • Build and maintain positive resident rapport and working collaboratively with the local community and other stakeholders.
  • Adherence to Mirvac’s “Next Level” customer experience platform and provide timely responses to feedback received through all mediums.
  • Be punctual, well-groomed and deliver a high level of customer service.
  • Assist with projects, or the undertaking of additional duties as reasonably required.

Your point of difference

The ideal candidate will have a significant level of industry experience in a similar role as described above, followed by a technical competency with a trade or tertiary qualification. Candidates will also have detailed knowledge and practical experience of building maintenance and building operations, with excellent presentation and interpersonal skills. Candidates must have the ability to work unsupervised and manage external contractors onsite as well as being a team player who is flexible to working around and in complement with other functions and resident needs.
